Crawlspace Structural Repair Alberta

Crawlspace Structural Repair Alberta

When the Structure Under Your Floor Is Failing

The structural members in your crawlspace — main beams, floor joists, posts, and their bearing connections — carry every load in your home. When they deteriorate from moisture, rot, frost damage, or pest activity, the floor above begins to show it: softness underfoot, visible slope, cracking drywall, or sticking doors. Crawlspace structural repair addresses these failures at the source rather than treating symptoms from above.

What Causes Structural Failure in Crawlspaces

Structural deterioration in crawlspaces is almost always driven by one or more of the following conditions common in Northern Alberta:

  • Beam and joist rot from persistent moisture and vapour infiltration over years or decades
  • Post bases sitting directly on bare concrete or soil pads that have settled, cracked, or heaved
  • Frost jacking of interior columns during freeze-thaw cycles, permanently displacing them from original datum
  • Insect and rodent damage to wood framing members in unsealed crawlspace environments
  • Original undersized framing that has deflected progressively under decades of live load
  • Poor bearing connections where beams sit on deteriorated ledger material or inadequate pocket framing

How We Repair Crawlspace Structure

1

Structural Survey

We measure floor deflection above and examine all primary structural members below — beams, joists, posts, connections, and bearing points. We document what is compromised and what is sound.

2

Temporary Shoring

Before removing or replacing any member, we install temporary shoring to carry the load safely. The structure is never left unsupported during active repair work.

3

Beam and Joist Replacement

Rotted or compromised beams and joists are cut out and replaced with pressure-treated lumber or engineered lumber where spans require it. New members are installed to original grade and properly fastened.

4

Post and Connection Repair

Failed posts are replaced with properly sized pressure-treated material or adjustable steel columns. Bearing connections are rebuilt to carry load correctly to the pad below.

5

Level Verification

Once structural members are replaced and posts are set, we verify the floor plane is restored to level — or as close as the structure allows — before completing the job.
